Description of the Land

#2649 Secluded and serene, with 116 heavily wooded acres and 877’ of Lake Huron shoreline, this business and waterfront setting – with multiple possibilities – awaits its next chapter. Offered at $1,200,000 Lifestyle
This may be the most unique and secluded private property in Michigan's Lower Peninsula, with 877 feet of shoreline on Lake Huron and 117 acres of undeveloped woods, trails, streams, ponds and Cedar Swamp. The recently constructed (2003), maintenance-free lodge offers over 5,000 square feet and includes 6 bedrooms, 4 baths, a spectacular kitchen and relaxation areas. Amenities include a Jacuzzi tub, steam room, work out area and gathering rooms. Every room offers gorgeous lake and island views.
Just 4 hours from the Detroit Area, this property hosts bear, deer, turkey, waterfowl and upland game, plus has nearby marinas and golf courses. The Straits of Mackinac are only 2 hours away by car, or slightly more by water. This property further boasts a 1,600+ square foot outdoor pavilion that faces the lake and makes a great gathering, retreat or dinner setting.
All necessary grounds and maintenance equipment, tables chairs, furniture and dinnerware are included. It's ready for your next corporate or team gathering, annual family memory-making ... and more! Year round care takers live nearby.
While currently operating primarily as a wedding venue, the property and four season aspect of the area naturally lends itself to other uses, some in conjunction with its current usage, while others would take it in a totally different direction. For example:
Cororate Retreat & Guest Lodge Family Lodge / Wilderness retreat Wellness Center (Marriage Encounters / Spiritual / Yoga) Bed & Breakfast Bed & Breakfast with a wedding venue emphasis Vacation cabins for week-long stays Hunting Lodge
Built in 2002/03 to a customized design, the 5024 square foot home serves as the focal point to any wedding. A huge kitchen with a 13.5’ serving island dominates the first floor, with a living room area and great room off of it. Two bedrooms with baths (one a spa-style bathroom area), an office area, laundry room and a pantry complete the first floor. Brides dress on this level, and/or use the rooms as accommodations prior to, or after, the wedding.
A second level provides three bedrooms with shared bath and toilet facilities, a large dormitory area and a suite with bedroom, bathroom, kitchen and a living room/sleeping area. This latter area may be accessed by its own private stairs, and provides an ideal set-up for family members who wish to stay on-site to participate in preparations for the wedding. Upstairs rooms may be rented in a variety of configurations that will meet the needs of the parties involved.
A meandering, fish-filled stream crosses the entire length of the front lawn (facing Lake Huron), then turns to join the lake. On the lawn, and towards the lake, a ceremony site provides the marriage setting against the backdrop of Lake Huron’s Thunder Bay, North Point and the North Point Islands.
Post ceremony receptions are held at the pavilion which is directly to the south of the main home, and which also faces Lake Huron. A tented serving area connects the home and the pavilion. Both the pavilion and the serving area have solid flooring, adjustable lighting and see-through plastic sides which can be added to buffer winds or inclement weather. In the pavilion, which seats over 200 guests, are a bar, two restrooms and storage for the tables and chairs used for the receptions.
A heated, four-car garage is used in several ways: to store the multitude of items that are required to facilitate a wedding party, storage for the many implements that are required for the overall operation (and included in the sale price) and also as the clean-up area for dishes and flatware (with rinse tubs and two dishwashers).
Additionally the home is built to be low maintenance and as energy efficient as possible, in addition to conforming to all EPA guidelines. Wood on the property is used to heat the home, with propane used for water heating and supplemental heat. Blown-on / expandable insulation was added to the walls of the home, and cement siding used for strength and durability. 40-year roof shingles top the home. A commercial septic tank / system was installed to handle the volume of usage, while an 80’ deep well head provides a steady source of great water.
This property and home provide both a prime setting and a unique opportunity to the discriminating purchaser with vision and enthusiasm to continue, extend, modify and/or complement the existing business.
This Michigan Wedding Complex is offered for sale as an essentially turn-key operation (90-95% furnished) at $1,200,000
