#2610 Southern Michigan Lodge Bed & Breakfast is for sale at the tip of “Thumb Area” offers self-contained relaxation & recreation, ample land, easy access to Lake Huron beaches, steady occupancy, proximity to metro areas and more!
Located on 25+ acres across M-25 from Lake Huron, this Lodge enjoys both its own peaceful setting and easy access to town or the nearby sandy beaches. Depending on one's perspective, there may be no reason at all to leave the seclusion of the Lodge's property, and its many options for indoor and outdoor relaxation! With a pond view from all 9 Guest Rooms, and a trail that circles The Lodge and its pond, take a trek through the trees and past the lake ... little else may be needed.
Or use the serenity of the property to hold supplemental activities / re-purpose the property ... the possibilities are endless. For a family seeking their own privacy and getaway from the workaday life, this could be the perfect haven - quiet, spacious and all within easy driving distance of the Southern Michigan Metropolitan areas.
While currently operating primarily as a Bed & Breakfast, the structure, property and layout of the operation could easily lend itself to other uses. Some of the following are / could be conducted in conjunction with the current usage, while others would take the lodge in a totally different direction. For example:
* Small, intimate wedding venue * Family Lodge / retreat * Church encounter sessions (e.g. Marriage) or retreats * Wellness Center (Healing / Spiritual / Yoga) * Vacation cabins for week-long stays with a central lodge
From the parking lot, guests walk under a covered portico drop-off area and enter a spacious first floor living room/great room that both welcomes and awes guests. The 30’ x 30’ area with a cathedral ceiling has a fireplace, an entertainment area, multiple seating areas for relaxation, and walls that are adorned with numerous taxidermy specimens. A reception area is straight ahead, although guests are immediately greeted upon entry, and welcomed to the Lodge.
Across from Registration is a small gift shop that carries many of the products made locally and many opportunities for that perfect memento of a memorable stay. A half bath is located near this area for guest usage.
This gift shop also provides entry to the aptly-named Library, a huge 40’ x 20’ room with books shelves dominating the interior wall, along with more taxidermy specimens. A TV is available for news, while a fireplace area, a game table nook and an upper level loft for reading & relaxing beckon those with other thoughts. A guest pantry with refrigerator and an ice machine are located off the Library for guest convenience. With its size, this room easily accommodates small group meetings, special events, or whatever purpose the situation currently calls for.
Walking past Registration and the Gift Shop one enters the midpoint of the 100’ x 10’ hallway which serves multiple functions - Guest Dining Area / hallway to the first level Guest Rooms. Here guests find early morning beverages, in addition to the scheduled breakfast. Guests have the option of dining alone or combining tables for small groups. A kitchen is located off this area, having an open pass-through that enables Innkeepers to keep track of food status, guest needs and to converse with guests, as desired,
Five (5) of the Guest Rooms are located off this hallway, with three (3) on the second level. These themed rooms are themselves spacious, with 2/3 of the guest rooms (GR) having an average size greater than 20’ x 20’. Each GR has its own fireplace for both ambiance and heating, a jetted tub, queen-size bed, private bath and seating area. Those on the lower level also have their own screened, private porch that faces the Lodge’s pond. For families, or those seeking even more privacy, a Guest Cottage is located a short walk across the parking lot from the Lodge. Once operated on the premise as a Barbershop, this cottage provides that feeling of seclusion, while still enjoying all the amenities of the main Lodge. Owners’ Quarters (OQ) exist on two (2) floors of the Lodge, with 2 bedrooms, bathroom and a large laundry/ storage facility on the second level, and another full bathroom on the first floor along with the FR/LR, kitchen, a second laundry/utility room and a private screened porch. These OQ comprise between 1700-2000 square feet of the Lodge’s total of almost 11,000 square feet. In addition, there is another 40’ x 30” area on the second level that has been used primarily for storage, but could be employed for any number of different purposes from additional Guest Rooms, to meeting spaces, to some combination of accommodation / common space / meeting / storage. Extra space is also available to owners in the two (2) car detached garage that is off the eastern end of the Lodge.
This Southeastern Michigan Lodge is offered for sale fully furnished and turnkey at $1,499,000 |
